When you are deciding to place your house up for sale; one of the first things to do is come up with an asking price. Of course you will want to get a fair price, so you can't set the price too low. Then again if you set an unreasonably high price you will likely capture the interest of fewer buyers. You have to find the right middle ground, which is not always simple.
